Elite Wealth Creators has been appointed to promote Aristo Developers property in Australia, under a written agreement with the developer.

Aristo was founded in Paphos in 1980 and has spent more than forty years building on the island. It was the first developer in Cyprus to build golf resorts, educational institutions, shopping malls and waterparks, and it currently has more than 500 properties available across six regions.

What that means for you is straightforward. You are buying from a developer with a four-decade delivery record and its own title office, rather than from an offshore project with no track record you can check. We handle the Australian side, introduce you properly, and stay reachable in your timezone while you work through it.

To be clear about how this works: Aristo pays us, you do not, and the contract of sale is between you and Aristo Developers Ltd. Going direct would not get you a better price either, because the fee comes out of Aristo's side either way.

Why Cyprus

An EU island that speaks English.

Cyprus is unusual among Mediterranean markets for Australian buyers, mostly for practical reasons rather than romantic ones. If you are weighing it against Dubai or against Australian stock, both are worth putting side by side before you shortlist anything.

Inside the EU

Cyprus has been a member of the European Union since 2004 and uses the euro. Property is bought under an EU legal framework with a land registry and title system, and English is widely spoken in business and law, a legacy of the island's history.

A residency route that still exists

Cyprus runs a permanent residency by investment programme with a threshold of EUR 300,000 plus VAT. It is residency, not a passport, and it is one of the few remaining programmes of its kind in the EU. The detail is set out below.

Read this before you compare prices

Aristo quotes every price excluding VAT. The figures above add Cyprus VAT at the standard rate of 19%, because that is what most investors and holiday-home buyers pay, and quoting the lower number would understate the real cost by nearly a fifth.

A reduced VAT rate of 5% applies to a qualifying primary residence, subject to conditions and area limits under Cyprus law. If you qualify, the entry apartment is closer to EUR 210,000 than EUR 238,000. Whether you qualify is a question for a Cypriot lawyer, not for us. Prices and availability change, so treat everything here as indicative until confirmed in writing by Aristo.

Residency

Permanent residency, not a passport.

Cyprus runs a fast-track permanent residency programme for non-EU buyers. It is worth understanding precisely, because a great deal of what is written about Cyprus online is out of date.

What it is

  • Minimum investment of EUR 300,000 plus VAT
  • Proven annual income from outside Cyprus of EUR 50,000 for the main applicant
  • A further EUR 15,000 for a spouse and EUR 10,000 per dependent child
  • Processing of roughly two to four months from submission
  • A visit to Cyprus at least once every two years to maintain it

What it is not

  • It is not citizenship and not an EU passport
  • Cyprus abolished citizenship by investment on 1 November 2020
  • It does not survive selling the investment unless you replace it
  • It is not advice from us, and we are not migration advisers

The programme details above are published requirements as they stood at the time of writing, and they change. Anyone buying with residency as the goal should take advice from a Cypriot lawyer or a licensed immigration adviser first, and treat the property as the second decision rather than the first.

How It Works

Four steps, and we are on the Australian side of all of them.

The process is set by the developer, not by us. Knowing the shape of it upfront saves a lot of back and forth.

Register

You tell us what you are looking for and your budget. We register you with Aristo and book a specific appointment, either in Cyprus or by video call. Aristo confirms within three working days.

Select

You meet Aristo's sales team, see what is genuinely available at your price, and pick a specific unit. Registration stays live for 90 days, so there is no pressure to decide on the call.

Contract

You appoint your own Cypriot lawyer, who reviews the contract of sale and lodges it with the Land Registry. The contract is between you and Aristo Developers Ltd. Use your own lawyer, not the developer's.

Settle

Payments follow the contract, usually staged against construction. Title transfers on completion. If residency is the goal, your lawyer runs that application alongside.

Costs and Tax

The things that catch Australians out.

None of these are reasons not to buy. They are the items that surprise people who have only ever bought in Australia, and they are the sort of thing our property investment advisory work exists to get in front of rather than behind.

You are buying in euro

Every price, deposit and progress payment is in euro. On a purchase that settles across a construction period, the Australian dollar cost can move meaningfully in either direction before you have paid the last instalment. Worth a conversation with your bank or an FX provider before you commit, not after.

VAT is the big line

Nineteen percent standard, or five percent on a qualifying primary residence subject to conditions and area limits. On a EUR 795,000 villa that difference is over EUR 110,000, so it is worth establishing which rate applies to you before you fall in love with something.

Australia still taxes you

As an Australian tax resident you are generally assessable on worldwide income and gains, so Cyprus rental income and any eventual capital gain come back into your Australian return, with foreign income tax offsets in play. Your accountant should see the numbers before you sign, not at the next tax time.

Do the prices shown include VAT?

Yes, at the standard rate of 19%, which is what most investors and holiday-home buyers pay. Aristo quotes prices excluding VAT, so our figures are higher than the ones on their own site for the same property. A reduced rate of 5% applies to a qualifying primary residence subject to conditions and area limits, which would make the figures materially lower. Confirm the exact figure and which rate applies to you before committing.

Can buying property in Cyprus give me residency?

Cyprus operates a permanent residency by investment programme with a minimum qualifying investment of EUR 300,000 plus VAT, plus proven annual income from outside Cyprus of EUR 50,000 for the main applicant. It is permanent residency, not citizenship. Cyprus abolished citizenship by investment on 1 November 2020 and there is no investment route to a Cypriot passport, whatever you may read elsewhere. We are not migration advisers, so take advice from a Cypriot lawyer or licensed immigration adviser before relying on any of it.

How does Elite Wealth Creators get paid?

By Aristo Developers, not by you. We are appointed to promote their property in Australia and receive a success fee if a buyer we introduce goes on to purchase. There is no fee to you, and the contract of sale is between you and Aristo Developers Ltd, to which we are not a party. Worth knowing before you wonder about it: going direct does not get you a better price. The fee comes out of Aristo's side either way, so a direct buyer pays exactly the same and simply does without the Australian-side support, the appointment and someone in their own timezone. We think you should know who pays us before you take our introduction, on this or anything else.

Do I need to travel to Cyprus?

Not to start. The first appointment can be a video call, and plenty of buyers do their shortlisting that way. Most people do travel before contracting, and we would encourage it: this is a market you should see. Your Cypriot lawyer can act for you under power of attorney if travel is genuinely impossible.

Can I get finance in Cyprus?

Cypriot banks do lend to non-residents, though terms, deposit requirements and appetite vary considerably and are outside what we arrange. Many Australian buyers fund the purchase from Australian sources instead, whether from equity, savings or a facility here. We can talk through the Australian side of that with you.

What currency is the purchase in?

Euro. Every price, deposit and progress payment is in euro, so the Australian dollar cost moves with the exchange rate between signing and settlement. On a purchase that settles across a construction period that movement can be significant in either direction, which is worth a conversation with your bank or an FX provider before you commit rather than after.

What happens after I register?

We register you with Aristo and arrange a specific appointment. Aristo confirms the registration within three working days, and it stays valid for 90 days. From that point you deal with Aristo directly on selection, contract and settlement, with us available on the Australian side throughout.
